Home prices in New Jersey rose 5.6% from August 2025 to August 2026, according to Cotality's August home price index. Illinois at 6.8% and Connecticut at 6.3% rose more, Indiana matched New Jersey, and Alaska followed at 5.1%. Nationally, single family prices rose 1.8%, up from 1.6% in July.
The average 30 year fixed mortgage rate climbed to 7.38%, the highest since May 2024, according to Bankrate's survey of lenders. Cotality says fewer buyers went under contract in September, and its forecast calls for month to month price dips through the winter and a 1.3% national gain for 2026.
Cotality says limited supply is holding up prices in the Northeast. In markets with growing inventory and more new construction, it says, prices are still searching for a bottom.
