What is the Consumer Information Statement (CIS) and when will I receive it?+
New Jersey law (N.J.A.C. 11:5-6.4) requires all licensed real estate agents to provide every consumer with a Consumer Information Statement before any substantive real estate discussion. The CIS explains the different types of agency relationships available in New Jersey, including seller agency, buyer agency, transaction brokerage, and disclosed dual agency, so you understand who your agent represents before you share any confidential information. We provide this document at the start of every relationship.
Are real estate commissions negotiable?+
Yes. Real estate commissions in New Jersey are fully negotiable and are not fixed by law, regulation, the NJ Real Estate Commission, or any real estate organization. The compensation paid to a broker is determined solely by agreement between the client and the broker. We encourage an open conversation about compensation at the beginning of every relationship. Under federal antitrust law, no standard commission rate exists in the industry.

South Jersey offers exceptional value relative to the greater Philadelphia metropolitan area. Do you work with relocation management companies (RMCs)?+
Yes. We work with clients whose moves are managed by employer relocation programs and relocation management companies. We are familiar with the additional documentation, timelines, and requirements that relocation-assisted transactions involve. If your employer uses a specific RMC, we can coordinate directly with that company's processes while representing your interests throughout the home search and purchase.
How far in advance should I start my relocation home search?+
For a planned relocation, we recommend beginning your search 60–90 days before your desired move date for a resale purchase. In a competitive market, this allows time to understand neighborhoods, attend showings, make offers, complete due diligence, and close. If new construction is part of your consideration, earlier engagement is important given longer build timelines. Virtual tours and video consultations are available for out-of-area clients who cannot visit frequently.
Can you help us find the right school district in South Jersey?+
We provide clients with school district information and direct you to the New Jersey Department of Education's School Performance Reports for objective data. We do not make representations about school quality, this is a decision each family must make based on their own research and priorities. We will help you understand which municipalities fall within which districts so you can conduct your own evaluation. NJ public school enrollment is generally based on primary residence.
What costs should I expect when purchasing a home in New Jersey?+
Buyers in New Jersey should budget for: mortgage origination fees and points, appraisal fee ($400–$700 typically), home inspection ($400–$600+), attorney fee ($1,000–$1,500 typically), title search and title insurance, recording fees, and homeowners insurance prepayment. NJ does not impose a state transfer tax on buyers, though sellers pay a realty transfer fee. Properties $1M+ incur a 1% mansion tax paid by the buyer. Total buyer closing costs typically range from 2–4% of the purchase price.
How do property taxes work in New Jersey?+
New Jersey has some of the highest property tax rates in the nation, though rates vary significantly by municipality. Property taxes fund local school districts, municipal services, and county government. Tax rates are set annually and applied to assessed value, which may differ from market value. The state provides a property tax deduction of up to $15,000 for homeowners and various rebate programs for seniors and disabled veterans. We provide available tax information for specific properties and recommend clients verify current tax amounts with the municipality.
