Many builders want your agent with you the first time you visit a community or give them your name, and they set their own rules on this. Contact us before your first visit, and we will check that builder's rules for buyers who bring an agent.

For a buyer, that means knowing what is in the deal before you sign, comparing the upgrades, and having an independent inspector look at the home as it is built.

For a builder, we list and sell new homes, from a few homes to a full community.

Does having my own agent cost me more when buying new construction?+
In many new construction sales in New Jersey, the builder offers to pay the buyer's agent as part of its cost of sale. How your agent is paid is agreed in writing before we start, so you know the answer up front. The builder's on-site sales agent represents the builder; your own agent represents you from the first visit through closing.
What is a Consumer Information Statement and when will I receive it?+
The Consumer Information Statement explains the ways an agent can work with you: for the buyer, for the seller, or for both sides with everyone told (called disclosed dual agency), so you know who your agent represents. Under N.J.A.C. 11:5-6.9, a real estate licensee gives it to you before discussing your needs or price in any detail. We provide this document at the start, including in new construction transactions. Are real estate commissions negotiable in new construction?+
Yes. Real estate compensation is negotiable in New Jersey, including in new construction. In many new construction sales the builder offers to pay the buyer's agent, and that offer can be discussed too. See our Commission Disclosure for full details.
What can be negotiated with a builder?+
Upgrade packages, help with closing costs, the extra charge for a premium lot, the deposit schedule, the closing date and sometimes the base price can all be part of the conversation. What a builder can offer depends on the community and the timing, such as when a phase of homes is wrapping up. We know South Jersey's builders and negotiate these terms on your behalf.
Why do I need an independent home inspector for a new construction home?+
Municipal inspections check the work against the building code. An independent inspector you hire looks at the home on your behalf before the concrete is poured, before the walls are closed up, and at the final walk-through, when an issue is easier to fix than after closing. We coordinate those inspections at each phase of the build.
How long does new construction take in South Jersey?+
It depends on the builder, how far along the home is when you sign, and permit timing. A home already under way can close much sooner than one not yet started, and custom builds tend to take longer. We go over the builder's schedule with you at the start and follow it through the build; changes made after you sign can add time.
Can I use my own lender for new construction?+
Yes. Builders often offer incentives, such as closing cost credits, for using their preferred lender, but you are not required to use it. Compare the offer with an outside quote on the rate, the fees and the credit together. We help you look at the full picture before you choose.
What attorney review rights do I have in a new construction contract?+
New Jersey's three business day attorney review period applies to contracts a real estate licensee prepares. New construction can go either way. Some builders use a standard contract an agent prepares, which includes the three-day review. Others use a contract their own attorney wrote, which does not. Ask who wrote the agreement, and we recommend having your own New Jersey real estate attorney review it before you sign.
