Earnings, how much comes from repeat customers, the condition of the equipment and lifts, the number of bays, the lease terms or the property, and the location.
Do approvals and permits stay with the property?+
It depends on the town and the use. Confirm with the municipality and your attorney early, because a buyer and a lender will ask about it.
Does the environmental condition of the property affect a sale?+
Buyers and their lenders often ask about it for properties with tanks, lifts or wash drainage. A qualified environmental professional can advise on what applies to yours.
Will staff and customers know about the sale?+
Not before a buyer is qualified and signs an NDA. The business is described without being named until then.
What is the Consumer Information Statement (CIS) and when will I receive it?+
It is the form that shows how an agent can work with you in New Jersey: representing the seller, representing the buyer, transaction brokerage or disclosed dual agency (one brokerage representing both sides, with written consent). You get it from us at the start, before we discuss your transaction and before you share confidential information. It is covered in N.J.A.C. 11:5-6.9.
