August 2026 data from New Jersey REALTORS® puts the statewide single family median at $644,500, up 3.1% year over year, on 2.9 months of supply. Across the eight South Jersey counties we work, single family medians run from $280,000 in Salem to $659,000 in Cape May.
What people call the New Jersey exit tax is an estimated income tax payment collected at closing from sellers who live out of state or move out the year they sell. It is at least 2% of the sale price unless an exemption applies.
Census Bureau figures show 380 single family permits authorized in Gloucester County from January through August, against 633 over the same months of 2025. August alone was 60, against 117.
