What is a Consumer Information Statement and do I need one?
New Jersey law (N.J.A.C. 11:5-6.4) requires all licensed real estate agents to provide a Consumer Information Statement to every consumer before substantive discussion of real estate services. The CIS explains the types of agency relationships in New Jersey, including seller agency, buyer agency, and disclosed dual agency, so you know exactly who your agent represents before sharing any private information. We provide this at the start of every relationship.
Are real estate commissions negotiable in New Jersey?
Yes, fully. Real estate commissions in New Jersey are not set by law, the NJ Real Estate Commission, or any Realtor organization. All compensation is negotiated directly between the client and the broker. We encourage an open discussion about fees at the beginning of our relationship. What is the attorney review process in New Jersey?
After both parties sign a New Jersey purchase contract, a mandatory three-business-day attorney review period begins. During this period, either party's attorney may approve, disapprove, or propose modifications to the contract without penalty. Attorney review is a legal consumer protection established by the NJ Supreme Court. It should not be waived or rushed. We strongly recommend all buyers and sellers retain a qualified NJ real estate attorney.
