For Buyers

What You Get
With Buyer Representation

Buying a home, a building, a business or land is one of the largest financial decisions most people make. With your own agent, you know what comparable properties nearby sold for and get a candid opinion of each one before you offer, and the details are managed for you from the offer to the day you close.

When you are ready to make an offer, you know how the seller is likely to read your financing, your timing and the conditions you ask for, along with the price. If the inspection turns something up or the appraisal comes in low, you have your own agent on your side while you decide what to ask for. If you also have a property to sell, we plan the sale and the purchase together from the start.

Common Questions

Buyer's Agent
Questions

Do I need a buyer's agent to buy a home in New Jersey?+
You can buy without one. The listing agent represents the seller, so having your own agent means someone is representing your interests on your side of the sale. The Consumer Information Statement explains the kinds of business relationships available in New Jersey.
Do I sign an agreement before touring homes?+
In most cases, yes. Agents commonly use a written buyer representation agreement before showing you homes. It sets out the services your agent will provide, how long the agreement runs, and how your agent is paid. Read it with your agent before you sign; if anything in it is unclear, that is worth confirming with your broker or your own attorney.
How is a buyer's agent paid?+
Compensation is set out in your buyer agreement and is negotiated between you and the brokerage. It can be paid by the seller, covered by a seller credit to you at closing, or paid by you, depending on the deal. You see it as a line on your closing statement, and we go over it with you before you tour a home. See our Commission Disclosure.
Can the same brokerage represent both the buyer and the seller?+
Yes. In New Jersey one brokerage can represent both the buyer and the seller, as a disclosed dual agent, once each of them agrees to it in writing. The Consumer Information Statement describes how. If the home you like is listed by our brokerage, it is worth confirming with your broker how that would work before you make an offer.
How do I choose a buyer's agent in Gloucester County?+
Ask how many buyers they have represented in the towns you are considering, how they would approach an offer in the current market, and who you will actually be working with. Read their reviews on Google and Zillow. You can look up a New Jersey agent by name on the state's license search and see which brokerage they work under.
Do you help with new construction and land?+
Yes. We represent buyers of new construction homes and building lots across South Jersey. New construction · Land
Do you work in Pennsylvania?+
Yes, through John Kelly, who holds a Pennsylvania broker license. The brokerage is licensed in Pennsylvania as well. Pennsylvania real estate
