A contractor is priced from earnings, contracts and repeat customers, the equipment and vehicles, and what similar companies have sold for. Equipment is often valued by item.

Quiet Marketing

Qualified buyers sign a non-disclosure agreement (NDA) before they see the company name or its numbers. Crews, customers and competitors are not told.

Yard and Zoning Review

We review the yard for paving, drainage, truck access, and whether outdoor storage and equipment parking is permitted or approved at the address.

Closing

The company, the equipment and the property close together or in steps, coordinated with your attorney.

Yard, Shop and Storage Land

For some contractors the yard is as important as the company. Paving, drainage, fencing, truck access and the use the town allows at the address all affect what a buyer will pay for it.

Some yards also sell to buyers who need outdoor space for trucks and equipment, known as industrial outdoor storage. If that applies to yours, we handle that side too (see our industrial outdoor storage page), and we work alongside your accountant and attorney.

FAQs

Can I sell the yard separately from the company?+
Yes. Some owners sell the company and keep the yard as a rental, and others sell the yard to a separate buyer. We lay out the options so you can compare them with your advisors.
How are equipment and vehicles handled in a sale?+
They are usually listed by item and either valued with the business or priced separately. Your accountant and attorney decide how that is written into the purchase agreement.
Could my yard be worth more as outdoor storage?+
Some yards are. It depends on zoning, size, access, paving and location. We can tell you whether buyers for the land on its own may exist before you decide.
Does the time of year affect the sale?+
It can. Landscaping and paving work is seasonal, and buyers like to see a full season of results, so we plan the timing with you.
Will crews and customers hear about the sale early?+
Not before a buyer is qualified and signs an NDA. The company is described without being named until then.
What is the Consumer Information Statement (CIS) and when will I receive it?+
It is the form that shows how an agent can work with you in New Jersey: representing the seller, representing the buyer, transaction brokerage or disclosed dual agency (one brokerage representing both sides, with written consent). You get it from us at the start, before we discuss your transaction and before you share confidential information. It is covered in N.J.A.C. 11:5-6.9.
Are real estate commissions negotiable?+
Yes. Real estate commissions in New Jersey are negotiable, and the amount is agreed between you and the brokerage. We talk about compensation at the start.
