Quiet Marketing

Qualified buyers sign a non-disclosure agreement (NDA) before they see the name or the numbers. Staff, families, patients and competitors are not told.

Licenses and Approvals

Child care, medical, dental and similar businesses operate under state or local licenses that a buyer may need to obtain on their own. Your attorney and the licensing agency advise, and we plan the schedule around it.

Closing

The business and the building or lease close together, and we coordinate the handoff with your attorney.

Selling a Daycare or Medical Practice in NJ

Valuation Opinion

An opinion of what the practice could sell for, based on earnings, client base, equipment and sales of similar practices.

Confidential Marketing

Buyers who qualify and sign an NDA see the practice. Your staff and the families or patients you serve hear about it from you.

Building or Lease Plan

If you own the building, we sell it with the practice or set up a lease for the buyer. If you rent, we work through the lease with the landlord.

Buildings Built for the Use

A child care center or a medical or dental office is often built or fitted out for that use. The building can be worth more to a buyer who will keep the same use, which matters when deciding whether to sell the business and the building together.

Patient and family records are not shared in marketing, and how records pass to a new owner at closing is set by your attorney under the rules for your profession.

FAQs

Can I sell my practice and my building together?+
Yes. Some owners sell both together, and others sell the practice and lease the building to the buyer. Which fits depends on your goals and the buyer's financing, so your advisors should weigh in.
Do my licenses transfer to a buyer?+
Licenses and approvals for child care and for medical and dental practices are issued by state agencies and boards, and a buyer may need to obtain their own. Confirm what applies with your attorney and the licensing agency early.
How is patient or family information protected during a sale?+
Buyers sign an NDA before they see details, and records are not shared in marketing. How records pass to a new owner at closing is set by your attorney under the rules for your profession.
What if the buyer is in a different line of work?+
A similar practice may buy the building, or it can sell on its own. We tell you which route looks likely for yours.
How is a practice or center valued?+
Mostly from earnings, the client or patient base, equipment, and the lease or building. For complex cases we may suggest a certified business valuator or a certified public accountant.
What is the Consumer Information Statement (CIS) and when will I receive it?+
It is the form that shows how an agent can work with you in New Jersey: representing the seller, representing the buyer, transaction brokerage or disclosed dual agency (one brokerage representing both sides, with written consent). You get it from us at the start, before we discuss your transaction and before you share confidential information. It is covered in N.J.A.C. 11:5-6.9.
Are real estate commissions negotiable?+
Yes. Real estate commissions in New Jersey are negotiable, and the amount is agreed between you and the brokerage. We talk about compensation at the start.
