Cumberland County's residential market is concentrated in its three cities. Vineland, the largest city in New Jersey by area, offers established neighborhoods, postwar subdivisions, and new homes built on larger lots along its rural roads. Millville offers older neighborhoods along the Maurice River and homes around Union Lake, and Bridgeton pairs the largest historic district in the state with newer homes on its edges.
Around the cities, Upper Deerfield, Deerfield, Hopewell, and Fairfield are farm townships of homes on larger parcels, and the bayshore townships of Downe, Lawrence, Commercial, and Maurice River are small villages where flood zones often come up in a sale.
New construction on individual lots is a meaningful part of the market in Vineland and Bridgeton, which gives buyers a choice between newly built and existing homes and means a resale there is often competing with new homes nearby.
