Months of supply is the clearest single signal here. Under roughly four months favors sellers; five or six is a balanced market. Across these eight counties single family supply runs 2.3 to 4.2 months, so most of South Jersey still rewards a well-priced listing.
Percent of list price received tells you how much room exists to negotiate, and days on market tells you how fast you need to move. Both vary sharply by county and by property type, which is why a statewide average is a poor guide to any single street.
