Mullica Hill has a new construction community open and selling. JPOrleans is building Fox Run at Mullica Hill, which the builder describes as 132 carriage homes with two car garages, open concept floor plans and a choice of first floor or second floor primary suites. The sales office is at 204 Bridgeton Pike.

Four floor plans are published. They run three or more bedrooms, two and a half or more bathrooms, a two car garage and a basement, and they range from about 2,125 to about 2,825 square feet. The community feeds Clearview Regional School District.

A carriage home is an attached home, so the comparison in front of a buyer is a single family house on its own lot somewhere else in the township: square footage and yard on one side, a smaller exterior to maintain on the other. The choice underneath that one is timing. A home already built carries a date you can plan around. A home started from a plan on a homesite nobody has dug yet is the longer wait, and it is the one where the finishes are still your call.

Prices, availability and delivery dates are the builder's and the builder publishes the current ones on its own community page, so that is where to read them rather than here. What is worth knowing before you walk in is how the process differs from a resale. The model sets what the finished product looks like, a home already standing is a different decision from one that has not been started, and the contract is the builder's rather than the standard form an agent prepares. Both new construction and resale are markets we work in, and the difference is worth understanding before you choose between them.
