Gloucester County has a new 55+ community with its model homes open. Ryan Homes has opened Legacy at Kings Meadow in Woolwich Township, and it is two product lines under one name: townhomes and single-family homes, each with a decorated model on North Rosario Way, at 100 and at 877. Both models are shown by appointment.

Townhomes are built on one floor plan, the Griffin Hall, starting at 2,178 square feet with the main bedroom suite on the first floor and a two car garage. Single-family homes start at 1,947 square feet on three floor plans: the Palladio Ranch, the Palladio 2-Story and the Bramante 2-Story, each with the main suite on the first floor and a two car garage. Prices and what is released move as the community sells, and the builder publishes the current ones on its own pages.

The part of the pages worth reading twice is not the clubhouse, though there is one, with a fitness center, a pool, pickleball and bocce. It is one sentence: lawn care and snow removal are included. Those are two jobs that stay yours as long as you own a larger house on a larger lot, and a community that takes them on is the difference people are usually weighing when they compare a move like this to staying put.

If you own in Gloucester County and have been thinking about a smaller, newer home without leaving the county, this is a new option, and it is in your own backyard. The comparison worth making is what your current house would bring against what a home here would cost to buy and to carry, and that is a conversation to have with someone representing your side of it before you tour.

Our take

Lawn care and snow removal are included here, and those are two jobs that stay yours with a larger house and yard. If you own in Gloucester County and are weighing a move, this one is in your own county.
