rose 3.1% in August
New Jersey REALTORS® data for August 2026 puts the statewide single family median at $644,500, up 3.1% from a year ago, on 2.9 months of supply. Here is the statewide picture and the eight South Jersey counties.

The statewide single family median was $644,500 in August, up 3.1% from August of last year, on 2.9 months of supply. Closed sales came to 5,650, down 0.3%, new listings to 6,871, up 3.8%, and pending sales to 4,845, down 7.7%. Sellers received 102.5% of list price, and homes took 33 days on market. Year to date the median is $615,000, up 3.4%.
Townhouses and condos ran a $440,000 median, level with a year ago, on 3.6 months of supply; closed sales there were 1,576, down 8.6%. Adult communities ran a $375,000 median, down 1.3%, on 3.3 months of supply; closed sales were 655, down 2.2%.
In South Jersey, the county single family medians, lowest to highest: Salem $280,000 (down 7.4%), Cumberland $301,500 (up 5.8%), Gloucester $407,000 (up 2.7%), Camden $415,000 (up 2.5%), Atlantic $438,750 (up 9.7%), Burlington $455,000 (down 0.9%), Ocean $649,900 (up 4.8%) and Cape May $659,000 (up 9.8%).
Supply ran from 2.5 months in Camden to 4.1 months in Atlantic and Cape May, and days on market from 28 in Camden to 66 in Cape May. Sellers received between 96.1% of list in Cape May and 101.9% in Camden.
Nationally, existing home sales ran at a 4.09 million annual pace, down 2.4% from the prior month but up 2.8% from a year earlier, with 4.6 months of supply and a $440,600 median, up 1.8% and a new record high, per the National Association of REALTORS®.

Our take
Four to six months of supply is a balanced market, and two of the eight counties are there now. If you are selling in one of them, the asking price you start with matters more than it did a year ago.
