Listings in 08080 drew 3.8 times the views of the typical American home and went under contract in a median of 25 days. The median listing price was $426,000. Realtor.com's senior economist, Hannah Jones, said buyers in these markets are chasing space, character and a workable commute rather than the lowest price, and arrive better prepared financially than the national norm.

Across the ten hottest ZIPs, homes sold 30 to 42 days faster than the national pace, and nine of the ten saw homes go for at or above asking. The average sale-to-list ratio in the top ten was about 103.8 percent, against a national figure of about 2.3 percent under list in the first half of 2026.

Buyers here are also better prepared than average. Across the list, the average down payment was 17.1 percent against about 13.1 percent nationally, and the average median credit score was 766 against about 747. In Sewell, median household income runs 39.6 percent ahead of what it takes to afford the local median home.

Supply is tight in these markets. For-sale inventory nationally sat 11.3 percent below pre-pandemic levels as of June 2026; in the hottest ZIPs that gap was 60.5 percent.
