is coming down

The condemned Seaspray complex at 34th Street and Bay Avenue is being gutted for demolition, and a four-story building with 43 condos goes up in its place, with construction starting in early 2027.

The How Group of Conshohocken, Pa. bought the condemned Seaspray complex at 34th Street and Bay Avenue in late 2025 for $5.96 million and has started gutting the interiors for demolition. The property had been listed at $7 million in 2024. A worker on site said the buildings were expected to come down within a couple of weeks.

The replacement is a four-story building with 43 condos, up from the 32 units in the old Seaspray, with 87 off-street parking spaces per planning board documents. Amenities include an outdoor pool with cabana seating, a fitness center, EV charging, a porte cochere, a dog wash and a green roof, described as the first of its kind in Ocean City. The How Group was scheduled to go before the city planning board in July for final site plan approval.

Prices are not set. John Pack, the developer's vice president of development, estimated two-bedrooms in the mid to high $700,000s and three-bedrooms near $900,000, with construction starting in early 2027 and the build running about three years. No unit sizes have been given.

The Seaspray dates to the 1950s as a motel, was converted to condos in 1981 and was red-tagged unsafe for human occupancy in 2024. Litigation among its owners led a court to appoint a receiver to sell the property, and City Council designated the site as in need of rehabilitation to allow the redevelopment. Cape May County recently completed a $5.8 million reconstruction of 34th Street beside it, the city's second-busiest entrance after the Route 52 Causeway.
