Ocean City is about seven square miles of island, where duplex and condominium units make up much of what sells, alongside single-family houses on the beach blocks and the bayside and a year-round population a fraction of the summer one. A unit is priced against the others on its own blocks and floor, a rebuilt house and a 1950s house can sit on the same block at very different prices, and flood insurance is a line in most of these sales.
