New Jersey Realtors' July data shows 21,637 homes on the market statewide, up 5.9 percent from a year ago, while the year-to-date single-family median climbed to $610,000.

Across New Jersey, buyers had 21,637 homes to choose from in July, almost 6 percent more than in July of last year. Homes are taking longer to sell, too: 40 days on market on average year to date, up 8.1 percent.

Prices kept climbing anyway. Year to date through July, the median single-family sales price is $610,000, up 3.7 percent. Across all property types the median is $550,000, up 4.8 percent. Townhouses and condos are at $440,000, up 3.5 percent, and adult communities at $380,000, up 2.0 percent.

Sales volume is a little softer. Closed sales year to date are 45,843, down 1.5 percent, and pending sales are 50,272, down 0.3 percent. Single-family closings alone are 31,243, up 0.2 percent; townhouse and condo closings are 10,253, down 7.5 percent; adult community closings are 4,005, up 1.9 percent. New listings year to date are 75,278, up 3.3 percent.

Sellers are still getting close to full price: 101.5 percent of list on average year to date, down 0.4 percent from a year ago.
