Ocean City's Seaspray.

The How Group, a developer from Conshohocken, Pa., scheduled a public event to begin demolition on Monday, Sept. 28 at the condemned Seaspray complex, at the corner of 34th Street and Bay Avenue in Ocean City. The firm bought the property in late 2025 for $5.96 million and had been gutting the interiors ahead of demolition.
In July, the city planning board approved the project 9 to 0. The new four-story building has 43 condos, up from 32 units in the old Seaspray: 33 two-bedroom units and 10 three-bedroom units. The developer's own announcement puts the two-bedrooms at more than 1,200 square feet and the three-bedrooms at 1,700 to 1,900 square feet, and describes the green roof as the first in Ocean City.
John Pack, the developer's vice president of development, estimated two-bedrooms in the mid to high $700,000s and three-bedrooms near $900,000. Those are estimates, not set prices.
The Seaspray opened as a motel in the 1950s, was converted to condos in 1981 and was red-tagged as unsafe to live in during 2024. After a dispute among its owners, a court appointed someone to take charge of the property and sell it, and City Council designated the site as in need of rehabilitation so it could be redeveloped. Cape May County recently rebuilt 34th Street beside it, a $5.8 million project on the city's second-busiest entrance after the Route 52 Causeway.
What to know
