Reported by Real Estate NJ. Summary in our words.

Uncle Giuseppe's Marketplace is coming to Moorestown. The specialty grocer has taken space at East Gate Square, 1311 Nixon Drive, and says the store is slated to open in late 2027. It is one of two locations in an expansion the company announced this week, the other being 320 West DeKalb Pike in King of Prussia, which will be its first store in Pennsylvania. RIPCO Real Estate brokered both leases.

The chain is based in Melville, New York and runs more than a dozen stores across the Northeast. Its stores are built around departments rather than aisles: fresh mozzarella made in store, house-made pasta, full service meat and seafood counters, an Italian deli, a scratch bakery, prepared foods, produce, specialty cheeses and imported Italian goods. Carl DelPrete, the company's chief executive and co-founder, said Moorestown and King of Prussia are markets the company had been looking at for some time, and that the New Jersey store gives it a way to reach customers across South Jersey.

The timing is the part worth sitting with. Late 2027 is more than a year out, and a retailer commits to a lease that far ahead because it has already studied who lives inside its trade area, what they earn and how they shop. A grocer in particular does that work carefully, because a store like this depends on repeat trips from a few miles out rather than on people driving across the county once a month.

For an owner in Moorestown or one of the towns beside it, that is the useful signal. Everyday errands are one of the first things buyers ask about when they are comparing two towns at the same price, and a named grocer with a signed lease is a more concrete answer than a rumor about a vacant pad. It does not move a number on its own. It goes on the list of things a buyer's agent points at, next to the schools and the commute, when a listing is being weighed against one a town over.

Our take

A grocer signs a lease years before opening because it has run the numbers on who lives within a few miles. If you own in Moorestown, that is one of the things a buyer's agent points at when comparing towns.
