Amazon's plan for the former Atlantic City Race Course property in Hamilton Township is moving ahead. The township approved the project this summer. The building covers about 1.2 million square feet on roughly 138 acres along Leipzig Avenue, and with a mezzanine inside, the working floor area comes to about 2.26 million square feet.

The site is expected to bring about 750 full-time jobs, starting at $23 an hour plus benefits. Planning documents describe a sortable fulfillment center that uses robotics to help process orders and runs around the clock. The site plan shows 839 employee parking spaces, 402 trailer spaces and 58 loading docks.

The township and Amazon agreed to a 29-year payment in lieu of taxes. It is worth more than $2.4 million a year to Hamilton Township, with 2.25 percent increases each year. To screen the neighbors, the plan calls for berms up to about 24 feet tall on the east side, 722 trees and 2,185 shrubs, plus about 8,000 more shrubs in the stormwater basins.

The old grandstand and track stay where they are; the warehouse goes on the former paddock area behind the track. Construction permits could be issued as soon as this fall, and the build is estimated at 36 months. The track opened in July 1946 and shut down for good in January 2015.

750 full-time jobs at one site usually means more people looking to rent or buy within a short drive of it. If you own in Hamilton Township or the towns around it, that is demand your area did not have before.
