New Jersey's median
rose 4.0% in July

New Jersey REALTORS® data for July 2026 puts the statewide single family median at $650,000, up 4.0% from a year ago, on 2.9 months of supply. Here is the statewide picture and the eight South Jersey counties.

The statewide single family median was $650,000 in July, up 4.0% from July of last year, on 2.9 months of supply. Closed sales came to 6,262, up 9.2%, new listings to 7,963, up 1.3%, and pending sales to 5,396, down 3.0%. Sellers received 103.2% of list price, and homes took 32 days on market. Year to date the median is $610,000, up 3.7%.

Townhouses and condos ran a $469,950 median, up 9.3%, on 3.6 months of supply; closed sales there were 1,748, down 8.5%. Adult communities ran a $390,000 median, up 4.0%, on 3.2 months of supply; closed sales were 692, up 4.7%.

In South Jersey, the county single family medians, lowest to highest: Cumberland $300,000 (up 7.1%), Salem $355,000 (up 26.8%), Camden $424,218 (up 5.4%), Gloucester $428,000 (up 1.9%), Atlantic $440,000 (up 2.6%), Burlington $490,000 (up 9.4%), Cape May $625,000 (up 2.8%) and Ocean $650,000 (up 6.6%).

Supply ran from 2.5 months in Camden and Gloucester to 4.0 months in Atlantic, and days on market from 29 in Camden and Burlington to 62 in Cumberland. Sellers received between 97.1% of list in Cape May and 102.5% in Camden.

Nationally, existing home sales ran at a 4.09 million annual pace, down 2.4% from the prior month but up 2.8% from a year earlier, with 4.6 months of supply and a $440,600 median, up 1.8% and a new record high, per the National Association of REALTORS®.

Under about four months of supply favors sellers, and single family supply across these eight counties runs 2.5 to 4.0 months. If you are thinking about selling, this market still rewards a well-priced listing.
