For Your Decision

The February 2026 data tells a consistent story across South Jersey: supply remains historically tight (all counties below 4 months), prices are generally holding or rising, and sellers continue to receive near or above asking price in most segments. The exceptions are Salem County (resetting from 2025 new construction highs) and select adult community and condo segments where days on market have increased.

For buyers, this means acting decisively on well-priced properties and having financing fully in order. For sellers, it means pricing accurately from day one matters more than ever — the days of overpricing and waiting are behind us in most South Jersey markets.
